Feelings are part of all human beings and are the result of cultural conditioning. Because cultures vary, feelings vary on the same subjects. Real estate transactions generally tend to be affected by ingrained feelings toward family, church and attitudes toward haggling.
Real estate salespersons who understand that others' feelings may be different from theirs but nevertheless have the same value as theirs are much more likely to have a larger number of successful transactions.
Students will define key terms used to discuss diversity
issues. Recognize your personal cultural placements on key diversity issues and identify the origins of diversity issues in the United States. Understand the impact of affirmative action and fair housing laws on diversity issues and identify the demographic factors that will affect spending power now and in the immediate future
Agents will understand the two approaches to diversity and recognize how diversity factors can impact your business. Students will also learn to recognize the relationship between perceptions, stereotypes and prejudice and identify the forms of collusion and understand how collusion works
You will also learn to understand how cultural factors can affect consumer-agent rapport and know the impact of cultural diversity on decision making, sources of relief from anxiety and equality/inequality issues.
Plan for cultural differences to enhance business opportunities and understand how the thinking style of a consumer affects decision-making. Recognize the effects of feelings on negotiating style.
