Real Estate Contracts
The Career Institute offers a course which is an introduction to contracts and TAR Forms. Real estate transactions are complex, paper-intensive, regulated processes that involve a diverse group of stakeholders and a high volume of documents. It’s no wonder the typical deal takes 50 days to close.
In Tennessee, like many states, the Tennessee Association of REALTORS®’ (TAR) forms are the trusted, legally accepted medium for agents to complete their transactions. It is also important to note that by strictly filling out the Tennessee Association of REALTORS®’ (TAR) form and not constructing any legal language in the form certainly helps the licensee avoid an accusation of practicing law without a license.
The Tennessee Association of REALTORS®’ (TAR) Residential Forms Committee, which is comprised of REALTORS® and attorneys from across the state. The “Committee” meets several times a year to review and recommend changes in the verbiage in standardized forms and contracts used by Tennessee REALTORS®.
A question often asked is whether REALTORS® are required to use the TAR forms. The answer is, – it depends.
Neither the Tennessee Real Estate Commission (TREC) nor the TAR mandate the use of any forms or contracts. Rather, TAR provides these forms as a service to REALTORS®, who, by virtue of their local association membership, also are members of the state association.
The course will help familiarize licensees with the many different parts and clauses that may be in sales contracts and most specifically the Tennessee REALTORS® RF401 Purchase and Sale Agreement, the Additional Contract Language form RF707 and the Tennessee Residential Property Condition Disclosure RF201

If college credit is your desire and you want to transfer the credits to your local college, please determine if our transcripts will be acceptable and transferable to the college of your choice prior to signing up for our program.
